What Do Apartments Look Like In Dubai?
There is no such thing as "apartments" (rental apartments) in the Emirates.
More apartments than single-family houses are sold in Dubai. For instance, in September 2021, 1335 flats were sold compared to just 708 villas and townhouses, as reported by the data analysis firm Property Monitor. Most people can afford studio flats, which range in price from 1,200 AED ($326) to 1,400 AED ($381) per square foot. In Dubai, a studio is a two-room apartment with one room serving as a bedroom and the other as a combined living area and kitchen.
Two-bedroom flats in Dubai are quite common and often marketed by real estate agents. Most of the apartments in Dubai range in size from 93 square meters to 186 square meters, and they may be purchased for less than AED 2.5 million ($680,500). In the Palm Jumeirah neighbourhood, you'll find the most luxurious and large residences.
The number of real estate deals in the city's corporate hub, Business Bay, quadrupled from 2020 to 2021, totalling 5,059.
The Dubai Marina district is located along the city's coastline. There were a record-breaking 2,709 sales of homes and another real estate here in 2021, an increase of 802.1% over the 1,710 sales recorded the previous year.
In addition to its proximity to beaches and marinas, this neighbourhood is also home to one of the biggest retail malls in Dubai, stretching over an area of more than 36,000 m2. As a result of high volume of visitors, many of the local hotels and motels offer short-term stays.
In November 2021, the cheapest flats in Dubai's housing under construction (off plan properties in Dubai) category was available in rapidly expanding regions within a half-hour drive of the Persian Gulf and the city centre. By this, we refer to International City and Dubai. One may already purchase a home for 11,000 AED ($3,000) per m2 in the Dubai residential complex of medium-rise Rukan Maison, with delivery expected in the I quarter of 2023. The developer intends to construct parks with landscaping and recreational facilities like swimming pools and playgrounds.
Dubai's Most Popular Residential Complexes
The developer's overall architectural vision for a residential complex sets it apart from a collection of standalone structures. One or more residential structures, ancillary infrastructural facilities, and carefully curated landscapes make up this idea. Features such as this are being built inside the gated Emaar Beachfront property.
There is a lighthouse with an observation deck, a sandy beach that stretches for 1.5 km, and a yacht club with a dock that can accommodate 1400 boats.
The management business is responsible for maintaining the outside spaces (walkways, landscaping, pools, and play areas) of the residential complex.
